The building is situated into the newly arranged administrative and industrial area in Drujba district, close to Sofia Airport.
Main purpose of the building is a social servicing complex, combinig - furniture house situated on three floors, bank branch, offices from 4th to 8th floor, canteen and offices on the 9th floor. Two communication approaches for vehicles have been provided connected to the existing road network – Dimitar Spisarevski str. And Tsvetan Lazarov blvd. The not build up area of the building plot is devided on two zones. The first one is for customers of the furniture house and includes tha main entrance and parking for visiors. Parking places dimensions ar 2,5 / 5,00 m, provided on green gap. The traffic on internal complex streets, which width is 6.00 m, is bidirectional. Parking lot is capable of 64 vehicles, and three places are intended for disabled people. The second zone provides the correct function of the business area of the building – the stock supply. It is located into the west part of the terrain. The situation provides an easy vehicle access, to all enrtances and exits of the building. The building is monolythic framework, fero-concrete construction with beams and pillars with anti-earthquake pulleys. The outer walls are 25 cm brick and 5 cm thermal isolation. The thermal isolation 5 cm is provided on all ferro-concrete elements on the facade. Inner partitioning walls into the basements and the three store floors are made of brick – width 25 cm., and into the office – floors are made of Gybsum Plasterboards. Construction height of the basement is 3.80 m, ot the trade floors 4,50m., on the office floors – height 3,30m and at the panorama restaurant 3,60 light. Roofs are fero-concrete slabs, and the architectural detail is for a warm roof. The cover for all stairs and lobbies of the building are Grease, and in WC's – Sanitary ceramics on the walls, terracotta on the floor and Latex on the ceiling. Into the office part – the corridors are under Grease, offices are with laminated inlaid floor, walls are covered with Latex and in all of the premises hinged ceilings are expected. Security, fire alarm and comunication, central air condition with integrated heat and chill functions, control systems, are going to be implemented into the building structure. All the requirements for building a friendly environment for disabled people, were met. The building facade was planed with two basic materials – glass and mineral mixture. Towards Dimitar Spisarevski blvd. - a slanted hinged structure front-elevation. The other fasades into their dense parts, shall be covered with mineral or similar mixtures, glass parts are with Aluminium or PVC window systems.
Òõå Trade administrtive complex includes office part which is developed into the high part of the building, over the furniture store from 4th to 9th floor. Floor access is possible via one primary entrance and one secondary entrance, indipendant from enrtances of the furniture house. Vertical communication is provided via two reinforced concrete stairs and elevators. Stair cases are separated from offices with anterooms and secured according fire safety recommendations of planning high buildings, they are smoke resistable and area of increased air pressure has been created. The planning of office floors is with double site building. Partitioning walls are of composition type which allows recompositon in future construction decisons, meeting the investor rquirements. On each floor there are provided server storage room, cleaning house, WC's and a separated WC for disabled people, meeting the standart consumption. On the last 9th floor of the building a canteen has been planned for the personel and self servicing. It was designed primary for the employees into the building, but also for the customers of the store. Access to the canteen is throught the entrance for the office part, and with the panorama elevator into the furniture house. On the floor there are canteen, two open-air terraces, WC, and a kitchen house. Two evacuation exits are also provided.
